租房合同協(xié)議英文版

?ThisRentalContractAgreement(the"Agreement")ismadeandenteredintoasof[date]byandbetweenthefollowingparties:

Lessor:[Lessor'sfullname],a[nationality]national,withanaddressat[address](hereinafterreferredtoasthe"Lessor").

Lessee:[Lessee'sfullname],a[nationality]national,withanaddressat[address](hereinafterreferredtoasthe"Lessee").

I.PremisesDescription

TheLessorherebyleasestotheLesseethefollowingpremises(the"Premises")locatedat[addressofthepremises]:

1.PropertyType:[Describethetypeofproperty,suchasanapartment,house,mercialspace,etc.].

2.FloorandUnit:[Specifythefloornumberandunitnumber,ifapplicable].

3.Size:ThePremiseshasagrossfloorareaofapproximately[x]squaremeters.

4.Layout:[DescribethelayoutofthePremises,includingthenumberofbedrooms,bathrooms,livingrooms,etc.].

5.FacilitiesandEquipment:ThePremisesisequippedwiththefollowingfacilitiesandequipment:[ListallthefacilitiesandequipmentprovidedwiththePremises,suchasairconditioning,heating,kitchenappliances,furniture,etc.].

II.LeaseTerm

TheleasetermofthePremisesshallbeforaperiodof[startdate]to[enddate],totaling[x]months/years.

III.RentandPayment

1.RentAmount:TheLesseeshallpaytheLessoramonthlyrentof[currency][x]permonth.

2.PaymentMethod:Therentshallbepaidin[paymentfrequency,e.g.,monthly,quarterly]installments.TheLesseeshallpaytherenttotheLessor'sdesignatedbankaccount[bankaccountdetails]onorbeforethe[duedate]ofeachpaymentperiod.

3.SecurityDeposit:TheLesseeshallpayasecuritydepositof[currency][x]totheLessoruponsigningthisAgreement.ThesecuritydepositshallbeusedtocoveranydamagestothePremisesorunpaidrentandotherfeesattheendoftheleaseterm.AftertheexpirationoftheleasetermandtheLessee'sfullpliancewiththisAgreement,theLessorshallreturnthesecuritydeposittotheLesseewithin[x]days.

IV.RightsandObligationsoftheLessor

1.RighttoReceiveRent:TheLessorhastherighttoreceivetherentandotherfeespayablebytheLesseeinaccordancewiththisAgreement.

2.RighttoInspectthePremises:TheLessorhastherighttoenterthePremisesatreasonabletimestoinspectitscondition,makenecessaryrepairsandmaintenance,andshowthePremisestopotentialnewlesseesorbuyersduringthelastthreemonthsoftheleaseterm.

3.ObligationtoMaintainthePremises:TheLessorshallberesponsibleformaintainingthestructuralintegrityandnormaluseofthePremises,includingbutnotlimitedtothebuildingstructure,roofs,walls,floors,plumbing,electricalsystems,andelevators.TheLessorshallmaketimelyrepairsandreplacementswhennecessarytoensurethesafetyandhabitabilityofthePremises.

4.ObligationtoProvideNecessaryCertificates:TheLessorshallprovidetheLesseewithallnecessarycertificatesanddocumentsrelatedtothePremises,suchaspropertyownershipcertificates,buildingsafetycertificates,etc.,toensurethelegalityandplianceofthelease.

V.RightsandObligationsoftheLessee

1.RighttoUsethePremises:TheLesseehastherighttousethePremisesforresidentialmercialpurposesduringtheleaseterminaccordancewiththetermsandconditionsofthisAgreement.

2.ObligationtoPayRentandOtherFees:TheLesseeshallpaytherentandotherfeespayabletotheLessorinatimelymannerinaccordancewiththepaymentschedulespecifiedinthisAgreement.FailuretopayontimeshallconstituteabreachofthisAgreement.

3.ObligationtoMaintainthePremises:TheLesseeshallberesponsibleformaintainingthecleanlinessandgoodconditionofthePremisesduringtheleaseterm.TheLesseeshallnotdamageoralterthestructure,facilities,orequipmentofthePremiseswithoutthepriorwrittenconsentoftheLessor.IncaseofanydamagecausedbytheLessee,theLesseeshallberesponsibleforrepairingorpensatingfortheloss.

4.ObligationtoComplywithLawsandRegulations:TheLesseeshallplywithallapplicablelaws,regulations,andbuildingmanagementregulationsduringtheleaseterm.TheLesseeshallnotusethePremisesforanyillegalorimmoralactivities.

5.ObligationtoNotifytheLessor:TheLesseeshallnotifytheLessorimmediatelyincaseofanyemergenciesorsignificantproblemsoccurringinthePremises,suchaswaterleakage,electricalfaults,etc.

VI.RepairsandMaintenance

1.Lessor'sRepairs:TheLessorshallberesponsibleformakingmajorrepairsandmaintenancetothePremisesthatarenecessarytoensureitsnormaluseandsafety.SuchrepairsshallbecarriedoutinatimelymanneruponreceiptofnoticefromtheLessee.

2.Lessee'sRepairs:TheLesseeshallberesponsibleforminorrepairsandmaintenanceofthePremisesduringtheleaseterm.IftheLesseefailstomakenecessaryrepairsinatimelymannerandcausesdamagetothePremisesorotherlosses,theLesseeshallbeliablefortheconsequences.

3.CostSharing:IncaseofrepairsandmaintenancethatrequirethejointeffortsofboththeLessorandtheLessee,thecostshallbesharedaccordingtotheactualsituation.

VII.AlterationsandAdditions

1.PriorConsentRequired:TheLesseeshallnotmakeanyalterations,additions,orrenovationstothePremiseswithoutthepriorwrittenconsentoftheLessor.AnyunauthorizedalterationsoradditionsshallberemovedbytheLesseeatitsownexpenseupontheexpirationoftheleasetermorterminationofthisAgreement.

2.WrittenAgreementforApprovedAlterations:IftheLessorconsentstotheLessee'srequestforalterationsoradditions,thepartiesshallenterintoaseparatewrittenagreementspecifyingthedetails,costsharing,andownershipofthealterationsoradditions.

VIII.SubleaseandAssignment

1.ProhibitionofSubleaseandAssignment:TheLesseeshallnotsubleaseorassignthisleasetoanythirdpartywithoutthepriorwrittenconsentoftheLessor.AnyunauthorizedsubleaseorassignmentshallbevoidandmayresultintheterminationofthisAgreement.

2.ProcedureforSeekingConsent:IftheLesseewishestosubleaseorassignthislease,theLesseeshallsubmitawrittenapplicationtotheLessoratleast[x]daysinadvance,statingthereasons,proposedsublessee/assignee'sinformation,andtermsofthesublease/assignment.TheLessorshallreviewtheapplicationandnotifytheLesseeofitsdecisionwithin[x]days.

Ix.TerminationoftheLease

1.ExpirationoftheLeaseTerm:ThisAgreementshallterminateautomaticallyupontheexpirationoftheleaseterm.

2.EarlyTerminationbyAgreement:ThepartiesmayterminatethisAgreementearlybymutualwrittenagreement.Insuchcase,therightsandobligationsofthepartiesshallbesettledinaccordancewiththetermsoftheterminationagreement.

3.TerminationforBreach:IfeitherpartybreachesthisAgreement,thenonbreachingpartyhastherighttoterminatethisAgreementbygivingwrittennoticetothebreachingparty.Thebreachingpartyshallbeliableforanydamagescausedtothenonbreachingparty.

4.ForceMajeure:IfeitherpartyisunabletoperformitsobligationsunderthisAgreementduetoforcemajeureevents(suchasnaturaldisasters,wars,governmentregulations,etc.),theaffectedpartyshallnotifytheotherpartyinwritingassoonaspossibleandproviderelevantevidence.ThepartiesshallnegotiatetodeterminetheimpactoftheforcemajeureeventonthisAgreementandtakeappropriatemeasurestominimizethelosses.

x.LiabilityforDamages

1.Lessee'sLiability:TheLesseeshallbeliableforanydamagescausedtothePremises,itsfacilities,equipment,orotherpropertyoftheLessorduringtheleaseterm.TheLesseeshallpensatetheLessorforthefullamountofthelossessuffered.

2.Lessor'sLiability:TheLessorshallbeliableforanydamagescausedtotheLesseeoritspropertyduetotheLessor'snegligenceorbreachofthisAgreement.TheLessorshallpensatetheLesseeforthefullamountofthelossessuffered.

3.Insurance:Bothpartiesareencouragedtopurchaseappropriateinsurancepoliciestocoverpotentiallossesanddamages.Eachpartyshallberesponsibleforitsowninsurancepremiumsandclaims.

xI.DisputeResolution

1.Negotiation:IncaseofanydisputesarisingoutoforinconnectionwiththisAgreement,thepartiesshallfirstattempttoresolvethedisputesthroughfriendlynegotiation.

2.ArbitrationorLitigation:Ifthenegotiationfails,thepartiesmaychooseeitherarbitrationorlitigationtoresolvethedisputes.

Arbitration:Ifthepartieschoosearbitration,thearbitrationshallbeconductedinaccordancewiththearbitrationrulesof[arbitrationinstitution].Thearbitrationawardshallbefinalandbindingonbothparties.

Litigation:Ifthepartieschooselitigation,thecaseshallbeheardinthe[courtjurisdiction]wherethePremisesislocated.

xII.Miscellaneous

1.EntireAgreement:ThisAgreementconstitutestheentireagreementbetweenthepartieswithrespecttothesubjectmatterhereofandsupersedesallprioragreementsandunderstandings,oralorwritten,relatingtothesame.

2.AmendmentsandSupplements:Anyamendments,supplements,ormodificationstothisAgreementshallbemadeinwritingandsignedbybothparties.Suchamendments,sup
