3.3TheTenantshallkeepthePropertyingoodconditionandrepair,andshallnotmakeanyalterationsorimprovementstothePropertywithoutthepriorwrittenconsentoftheLandlord.

4.TERMANDTERMINATION:

4.1ThisAgreementshallcommenceonthedateofthisAgreementandshallcontinueforaperiodof______years(the"Term").

4.2EitherPartymayterminatethisAgreementuponwrittennoticetotheotherParty,providedthatsuchnoticeisgivenatleast______monthspriortotheexpirationoftheTerm.

5.2TheTenantshallindemnifyandholdharmlesstheLandlordfromandagainstanyandallclaims,actions,damages,liabilities,andexpensesarisingoutoforinconnectionwiththeTenant'suseoftheProperty.
