5.1TheTenantshallmaintainthePropertyingoodconditionduringtheTermandshallpromptlyreportanydamageordefectstotheLandlord.

5.2TheLandlordshallrepairanydefectsordamagescausedbynormalwearandtear,providedthattheTenantpromptlynotifiestheLandlordofsuchdefectsordamages.

6.Insurance

6.1TheTenantshallobtainandmaintaininsurancecoveragefortheProperty,includingliabilityinsuranceandpropertydamageinsurance,inanamountsatisfactorytotheLandlord.

6.2TheTenantshallprovideproofofinsurancetotheLandlorduponrequest.

7.TerminationofAgreement

7.1ThisAgreementmaybeterminatedbyeitherpartyupontheoccurrenceofanyofthefollowingevents:

a)BreachofanytermorconditionofthisAgreementbyeitherparty;

b)TheTenant'sfailuretopayrentforaperiodof[NumberofDays]days;
